Development a showcase for Monroe

Last week I began this series on the areas to watch for new and re-development areas of commercial development in Ouachita Parish.

This week I will look at an area of re-development that has recently occurred. Sometimes called 2nd Generation development that happens when old ,tired and mostly vacant retail, office or mixed-use properties are purchased and brought back to life. Successful re-development requires both imagination and a certain tolerance for risk combined with an investment of mega dollars. The risk factor is almost always higher than for new construction.

The most recent re-development project has occurred on Oliver Road in Monroe and centers around the Twin City Mall located in the heart of Monroe between Louisville Avenue and Tower Drive. Some of us can remember when the Twin City Mall was a bustling place of activity with Montgomery Ward, Selber'Department Store and numerous other retailers.
